As experienced Bexhill Architects, and working for a developer client on a fast-moving programme, we delivered a ground-floor bungalow conversion designed to add bedrooms, bring the existing garage into habitable use, and increase the property's gross development value (GDV) with work needing to start on site straight away.

We secured a Lawful Development Certificate to confirm the scheme could proceed without a full planning application, carried out a measured survey, and tested a range of layout options with the client to agree the design that delivered the greatest number of bedrooms within the existing footprint.

Once the layout was agreed, we prepared and submitted the Building Regulations package and kept information moving quickly and clearly between builder and client throughout so the pace the project demanded never came at the cost of a coordinated, buildable design.
