Working for a developer client, we turned a single semi-detached house into a terrace of three dwellings through a considered refurbishment and extension of the original property, adding a single-storey annexe building to deliver a third dwelling on the same site.

Intensifying a site like this, by taking one dwelling to three without compromising on design quality, relies on detailed knowledge of what's actually achievable under local planning policy and design guidance, which is where we focused our early input.

The result was a scheme that significantly increased the site's GDV while remaining deliverable within realistic planning and construction constraints.
