Dean Court Road, Rottingdean

RIBA Stage: 0-3 (Concept Design & Planning)

Project Value: £450k

Sector: Commercial Developer - Residential

A bungalow in Rottingdean, Brighton, had clear potential but was limited by its single storey footprint. For a developer or investor, the opportunity was to unlock significant value through a well judged remodel and extension, turning a dated bungalow into a high specification family home with real market appeal.

We designed the addition of a storey to create a 1.5 storey home with five bedrooms, reworking the layout to make the most of the existing structure and plot. Architectural features were chosen deliberately to maximise the uplift in value, including light, bright rooms with generous ceiling heights and double height spaces that create views between floors and give the interior a sense of drama. The external spaces were adapted to match, with a garden room, swimming pool, widened driveway and an improved entrance that lifts the first impression of the property from the street.

The finished design shows how a bungalow conversion can deliver a step change in both lifestyle and resale value. For developers looking for a Brighton architect experienced in bungalow extensions, loft and roof conversions and value led residential design, this project demonstrates how careful design decisions at the outset translate into a stronger end value.
