A developer exploring the potential of a central Hove site needed to understand quickly what the land could deliver and whether the numbers would stack up. We began with a multi storey capacity study and developer viability assessment, testing options to adapt and extend the existing buildings on site before moving on to a full RIBA Stage 1 feasibility study and pre-planning application.

The work covered massing and design development, detailed site analysis, local area studies and conservation area assessments, shaping a scheme of more than 120 units. Because we understand what drives a developer's appraisal, the design focused on efficient, repetitive floor plates that keep cores and lifts to a minimum while maximising the number of units on each level. Impact on neighbouring amenity was tested carefully throughout, alongside long range views and verified view analysis, so the proposal could be defended on both planning and viability grounds.

The result is a clear, evidence based route from a promising site to a deliverable scheme, giving the developer the confidence to move forward.
